Major rezoning law to take effect July 1st will open up most strip malls to housing.
This natural succession of placemaking needs to occur all over America’s sprawlscape. Most of the single storie strip development that has occurred nation wide over the past sixty years with the big setbacks and attached ocean of parking, is located on transit corridors or transit can be retro applied. I would hope that allowing a residential component to large footprint supermarkets will follow this trend. I would also urge local municipalities to adopt a form based code to their zoning so that what gets built has some level of predictability of the built outcome. The art of placemaking should not be a casualty of this opportunity.
